Thinking back 10 years ago, the world was dealing with the pending catastrophe of Y2K. Remember how so many thought that was going to bring the world to an end or at least to its knees? What we experienced was basically a non-event and on January 1<sup>st</sup> 2000, our ATM cards still worked. The point is that no matter what happens, the world will continue.</p>
<p>While it can be argued that many events lead us into this economic downturn, many Economists will tell you the main catalyst of getting us here was the housing bubble. These same Economists will also tell you that while it was housing that led us here, it will be housing that will lead us out.</p>
<p>When a home sells many economic benefits occur. After the home purchase is completed, numerous events begin to take place: Furniture may get purchased, materials are bought for remodels and people may be hired to maintain the home. In fact, the <a href="http://www.realtor.org" target="_blank">National Association of Realtors</a> estimates that the economic impact with each home purchase is around $63,000! That being the case, it&rsquo;s easy to see how housing can end up being the catalyst that leads us back to prosperity.</p>
<p>Throughout 2009 we had a First Time Home Buyer Tax Credit that was the primary fuel for the real estate market. Realizing the importance of a healthy real estate market, Congress opened the doors to existing home-owners and now we simply have a Home-Buyer Tax Credit Program. The First Time Buyer continues<img style="float: right;" src="http://www.steveschwabteam.com/agent_files/unclesam1.jpg" alt="" width="113" height="150" /> to enjoy an $8,000 credit and the existing home-owner will now receive $6,500!</p>
<p>To qualify for a tax credit, the eligible home buyer has until April 30<sup>th</sup>, 2010 to sign a&nbsp; binding contract for a transaction that must close before July 1<sup>st</sup>, 2010. By definition, a first time buyer is someone who has not owned a home in the proceeding 3 years. Those non-first time buyers must have owned&nbsp; a house for at least 5 consecutive years out of the past 8.</p>
<p>Further enhancements come by way of increased income eligibility limits for both credits. For single tax payers and heads of household, the credit begins to phase out at $125,000 of income and disappears at $145,000. For married couples, the credit starts to phase out at $225,000 and disappears at $245,000. The purchase must be for a primary residence and cannot be used for investment properties. Also, the property value cannot exceed $800,000. Finally, the credit is available through June 30<sup>th</sup>, 2011 to those serving in the military who are outside of the U.S. for at least 90 days!</p>

Some clients are concerned that home prices may fall further than they have already.  They are assuming that the best course of action is to wait for the bottom in the market and then buy.  The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!</p>
<p>Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability.  Even though interest rates have gone up in the last six months, they are still near historic lows.  Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!</p>
<p>While a home is a major investment, it is also the center of your personal life.  It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone."  To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.</p>
